Moisture Intrusion: EIFS, Veneers, Roofing, Siding & Penetrations
Many building products and methods of installation result in moisture intrusion and entrapment within building cavities. Synthetic Stucco, or EIFS, is a modern material that has received much attention, but moisture issues can exist with all cladding materials. Our moisture intrusion inspections evaluate the materials used and their installation details. Moisture sensing equipment (both intrusive and nonintrusive) is used to detect trapped moisture within building cavities. We also employ our knowledge of building physics to detect pathways that allow moisture to migrate throughout the building envelope.
New Construction - Phase Inspections
We inspect houses or commercial buildings in phases as they are built, providing inspection services that complement the local building
code official's inspections. In this capacity, we represent the building owner, whereas the building
code officials protect the interests of the local community. EIFS and Stucco Moisture Inspections and Third-Party Inspections
We perform in-process inspections for EIFS as they are being applied to buildings. We are generally hired by the general contractor or project manager to perform these quality control inspections. In addition to helping the general contractor assure that the EIFS is properly applied, we also certify the application to the local building inspectors having jurisdiction. Most building codes now require these third-party EIFS inspections for new applications.
Other Services
We also offer inspection of related systems that are not included in the basic ASHI defined home inspection. These may include wells and water quality, lead based paint, oil tank testing, and other environmental inspections. Call for pricing and availability.
